01 Utility Shed
The plain workhorse. Single level, straight gable roof, every dollar in structure instead of trim. Sizes from 8x8 up through 12x24. This is the one that gets the coolers, the cast nets, the crab traps and the pressure washer out of a St. Martin garage so the truck fits again.

02 Mini Barn
The smallest barn profile we carry and the easiest to tuck against a fence line on a Gulf Park Estates lot. Gambrel roof, tall center clearance, small footprint. Mowers, trimmers, paddles and beach gear go in without giving up the whole backyard. Common sizes run 8x8 to 10x16.
03 Lofted Barn
The building most people walk in asking for. A gambrel roof opens up a full loft over both ends, roughly 30 to 40 percent more storage on the same footprint. Hurricane shutters, holiday bins and totes ride up top where they stay dry; the mower and the tools stay on the floor. Sizes 10x12 through 14x40.

04 Dutch Barn
The gambrel break sits lower on the wall, so headroom spreads toward the sidewalls instead of stacking down the center. You get more usable loft floor and a taller door. It reads like a proper barn, which suits the acreage up Highway 57 toward Vancleave.
05 Quaker
An offset roofline runs the front slope out past the doors, so there is a covered entry and a porch look without the porch price. It is the profile people point at from the street, and the one that suits a corner lot where the building shows from two sides.
06 Classic Workshop
Cottage-style shop with an even gable roof, sidewalls taller than a utility shed, and a door opening sized for a mower or a welder instead of boxes. Windows come standard. If the building has to hold tools and a bench and still look right from the porch, this is the one.
07 Workshop
Taller walls and a wider door on a floor system built to take a drill press and a rolling box. A bench down one side, a compressor in the corner, a path through the middle. Add insulation and a mini-split and it stays usable through a Coast August, when the garage at the house is a sauna.

08 Portable Garages
Single and double garages built for vehicles. Roll-up doors, walk-in side entries and reinforced floors for a truck, a side-by-side or a bay boat on its trailer. Widths up to 24 feet. These are the units that end up north of I-10 in Vancleave, Latimer and Hurley.

09 Cabin
Insulated, finished-out buildings for a backyard office, a guest room, a fish camp up the bayou or a rental side project. Take it as a shell and finish it yourself, or take it finished with drywall, electric rough-in, HVAC and a covered porch. A finished cabin is a permitted project in this county, so read the permit and flood-zone section further down before anyone plans on sleeping in one.

10 Garden Shed
Built to look like part of the yard. Window boxes, double doors, decorative trim and a siding package that takes humidity and salt air without warping or fading. The pick when the covenants have opinions about what shows from the street.

Then it gets ordered: size, wall height, siding, roof, door placement, windows, lofts, shelving, trim and color. What to check before you sign.

A brochure will not tell you how a building handles a Gulf Coast summer. These are the five questions we would want answered on any unit, whether it comes off our lot or somebody else's.

Skids and floor first.

The floor does the quiet work. Treated runners and joists rated for ground contact, and a real subfloor, are what keep a building solid on low, sandy ground that stays wet for days after a storm. Formosan termites are established in Jackson County, so ask what the treated lumber is warranted against and for how long.

Anchoring is part of the purchase.

Jackson County sits in the coastal windborne-debris region. Ask how the building anchors, what the kit is rated for and who installs it. Sort it out before delivery day, and we will help you match it to what your parcel calls for.

Roof and fasteners with salt in the air.

Metal roofing and coated fasteners hold up well near the water when the gauge and the coating are right. Shingles have their place too. Which one fits depends on how close you sit to the bay and how much sun the roof takes, and it is a two-minute conversation on the lot.

Ventilation protects the contents.

A vented ridge moves far more air than gable vents alone. That is what keeps a closed building from cooking rods, electronics and stored fabric through a Coast August, and keeps condensation off the underside of the roof.

Read the warranty before you sign.

Each manufacturer sets the written warranty on its buildings. Ask for it on the unit you are standing in front of and read what the treated lumber, the siding and the roof are covered for. We walk you through the fine print before anything gets signed.

Before It Lands

Permits, flood zones and wind in Ocean Springs.

Three sets of rules apply to an outbuilding on the Coast: the building code, the flood ordinance and your covenants. Knowing them going in beats moving a delivered building later, which is a bad afternoon for everybody.

Do you need a permit?

The City of Ocean Springs works under the 2024 International Codes. The model residential code exempts a one-story detached accessory structure of 200 square feet or less from a building permit, and most backyard storage sheds land under that line.

Coastal cities amend the model code, the exemption never covers electrical, plumbing or mechanical work, and it does not waive zoning or the flood ordinance. Garages, workshops and cabins almost always clear the threshold and get a permit.

Flood zones and freeboard

Parts of Ocean Springs along Fort Bayou, Davis Bayou and the beachfront sit in a Special Flood Hazard Area. Inside one, the city's flood ordinance requires 18 inches of freeboard above Base Flood Elevation, and the Building Department decides how that applies to an accessory building on your parcel.

Setbacks still apply on top of that, measured from the structure to the nearest property line, and they differ by zoning district. Pull your parcel's flood zone and setbacks before you pick a spot. We place the unit to match.

Wind rating, anchoring and covenants

Jackson County is in the coastal windborne-debris region, and ultimate design wind speeds along the Coast run 130 to 150 mph depending on the address. Building officials can ask for anchoring or wind-load documentation even on a small freestanding structure, so ask us for the anchor kit rating before delivery.

Covenants are the third hurdle. Many subdivisions around Gulf Park Estates, St. Martin and Fontainebleau restrict height, siding color, roof material and where an outbuilding can sit relative to the house. The county does not enforce them, and your HOA does not care what the county allows.

Design wind speeds come from the ASCE 7 maps referenced by the adopted code; confirm the value for your parcel with the Building Department. Covenants are recorded with your plat and available from your HOA board or management company.
Read this as a starting point. Codes get amended, flood maps get redrawn and zoning is parcel-specific.
