What actually matters when you are buying a shed.

There is more to a shed than what shows up in a brochure. Here is what we would want any buyer asking before they sign a contract, at our lot or anywhere else.

Floor system over everything.

The floor does the quiet work, and it is the part buyers tend to look at least. Pressure-treated runners, proper joist spacing and a real subfloor are what keep a building solid for the long haul, so it is worth knowing what is under there before it ever sits on your red-clay pad.

Siding is worth understanding.

LP SmartSide holds up well through humid Upstate summers, and metal performs best at the right gauge with solid fasteners. There is a real difference between siding types, and we are happy to walk you through it on the lot in about 30 seconds.

Delivery and setup is half the job.

Even a great shed needs solid ground and a careful hauler to end up right. Red Piedmont clay moves when it gets wet, so we use experienced local haulers and level your site properly before the building comes off the trailer.

Warranty actually means something.

Read what is covered before you sign, anywhere you shop. We stock buildings from manufacturers whose warranties we would be willing to bet on personally, and we walk you through the fine print on anything you are considering.

Floor Joists Ground contact treated lumber through the entire floor system, joists included, recessed into notched skids so the floor and the skid carry the load together. That treated lumber carries a lifetime warranty against decay and termite damage. The part buyers check least and regret most, and treated lumber is exactly what matters where it meets Piedmont clay. Floor Decking Ground contact treated decking, covered by the same lifetime decay and termite warranty and backed by a 50 year flooring warranty. Metal Pilot buildings run 3/4 inch tongue and groove engineered flooring on staggered courses. Thickness decides whether a riding mower or a loaded toolbox flexes the floor. Runners / Skids 4x6 treated floor skids, notched so the joists recess into the skid. That is what lets the building flex and be moved later without tearing up the floor system. Rated for ground contact and warranted for life against decay and termites, which is the whole ballgame in a wet Upstate spring.
Siding LP SmartSide panel siding with a shiplap edge, treated through the SmartGuard process against fungal decay and termites and backed by a 5/50 year limited warranty. It handles humid Upstate summers far better than raw OSB. Finished in Sherwin-Williams paint or stain with a 15 year paint warranty, in 13 stock colors plus two-tone for a small upcharge. Metal is available and performs well at the right gauge with solid fasteners.
Roof Shingle or metal, your call. 7/16 inch OSB roof decking, made with heat resistant glues so it does not delaminate or warp in August. Aluminum drip edge siphons water off the shingle edge before it reaches the decking. Shingles carry a 30 year warranty in four colors, metal roofing carries 40 years. Ventilation Vented ridge comes standard. Venting at the peak moves far more air than gable vents alone and keeps heat and condensation off your shingles and off whatever you are storing. Radiant Barrier [[ FILL: standard, optional, or not offered? ]] . Worth pricing on any building you plan to work in during summer.
Warranty Five year bumper-to-bumper from the manufacturer covering defects in workmanship or materials, with normal wear and acts of God excluded. On top of that: 50 years on siding and trim, 50 years on flooring, 40 years on metal roofing, 30 years on shingles, 15 years on the Sherwin-Williams paint, and a lifetime warranty against decay and termite damage on all treated lumber. The manufacturer honors it and we walk you through the fine print before you sign.

Before It Lands

Shed permits and setbacks in Spartanburg County, SC.

Most lots will sell you a building and let you sort this out afterward. We would rather you knew going in, because moving a delivered building is a bad afternoon for everybody.

Do you need a permit?

Under the South Carolina Residential Code, a one-story detached accessory structure of 200 square feet or less is exempt from a building permit. Most backyard storage buildings land under that line.

The exemption is narrower than people assume. It does not cover electrical, plumbing or mechanical work, so the minute you run power to it you are back in permit territory. It also does not waive any other ordinance.

Cross 200 square feet and you are looking at a building permit. Garages, workshops and cabins almost always clear that threshold.

Setbacks and zoning

Permit-exempt is not the same as place-it-anywhere. Zoning still governs how close the building can sit to a property line, and setbacks are measured from the structure to the nearest line, not from your house.

Which rules apply depends on your parcel. Part of unincorporated Spartanburg County falls under the Unified Land Management Ordinance, part falls under the Performance Zoning Ordinance, and the City of Spartanburg runs its own zoning entirely. The numbers differ by district.

HOA covenants

The county does not enforce your neighborhood covenants, and your HOA does not care what the county allows. They are separate hurdles and you have to clear both.

In the newer subdivisions around Boiling Springs, Duncan, Lyman and Reidville, covenants commonly restrict height, siding color, roof material, and where an outbuilding can sit relative to the house. Some require architectural review before anything goes up.

Pull your covenants before you shop. Bring us the restrictions and we will spec siding, roof and trim that clear them, which beats moving a building after the fact.

Covenants are recorded with your plat and are usually available from your HOA board or management company.
