Standard specification
What every building includes
The same structure sits under all of it. These are not upgrades and they are not options. They are what the building is, before you have chosen a single thing.
- Floor system
- Treated 4x6 notched skids with the joists recessed into the skid, decked in 3/4" tongue-and-groove engineered flooring. The notch is what lets a building get moved later without racking the floor.
- Framing
- 2x4 framed walls, ground-contact treated lumber through the entire floor system.
- Siding and trim
- Engineered lap siding with a shiplap edge, treated against fungal decay and termites and carrying a 50-year limited warranty.
- Roof
- 7/16" OSB decking under the shingles, an aluminum drip edge on the eaves, and a vented ridge so heat and condensation leave at the peak.
- Doors
- Two adjustable tension rods per door to hold it true as the building ages, three heavy 6" hinges on the larger doors, and an aluminum threshold plate.
- Fasteners
- Ring-shank coated nails through the sidewalls, which hold as the wood swells and contracts through a season.

How does delivery work?
Experienced haulers deliver the building, level it and set it on your spot. Delivery is free within 50 miles of the lot. Past 50 miles there may be an added fee, and we quote it before you sign. The site needs to be reasonably level, and we will tell you up front if yours is not.

What kind of warranty comes with a building?
Each manufacturer sets the written warranty on its buildings, and we go over the terms with you before you sign. The construction specs and warranty for the buildings on each lot are listed on that lot's page.

Can I order something that is not on the lot?
Yes. Most buyers pick a building standing on the lot and set a delivery date. If nothing fits, we can pull a unit factory-direct or place a custom order with the manufacturer: size, siding, doors, windows, lofts and paint. Custom runs on a build-and-deliver schedule, not same-week.

What if something goes wrong after delivery?
Call the number on your order. Service requests go to the manufacturer that built the unit, and we stay on the ticket until it is handled. A person picks up.
