One roof slope, a slim footprint

A lean-to has a single-slope roof, tall on one side and short on the other. That profile lets it sit along a fence line, beside a house or in a back corner where a full gable building would crowd the yard. The widths on this page are 5, 6 and 8 feet, so the building takes up a strip of ground and leaves the rest of the yard open.

There are two families. The wood lean-tos come in 6x8, 6x12 and 8x12. The vinyl lean-tos come in 5x7, 5x8, 5x10 and 5x12, built in vinyl siding for HOA approval. Prices run from $3,100 to $4,635.

The wood lean-tos

  • 6x8 with a single side door, $3,245. A 48-inch door on the side and 48 square feet of floor.
  • 6x12 with double side doors and a window, $3,755. A pair of doors with a 68-inch opening and one 24x36 window, on 72 square feet.
  • 8x12 with centered double doors and transoms, $4,635. A 68-inch pair of doors centered on the tall 12-foot wall, with two 10x30 transom windows above them, on 96 square feet.

The wood lean-tos are built to the standard specification further down this page: treated notched skids, 2x4 framed walls and engineered lap siding.

The vinyl lean-tos

All four vinyl sizes are 5 feet wide. The 5x7 and one version of the 5x8 come with a single door. The other 5x8, the 5x10 and the 5x12 come with double doors. The 5x7 and the single-door 5x8 are both $3,100, the double-door 5x8 is $3,400, the 5x10 is $4,000 and the 5x12 is $4,600.

Some HOAs ask for vinyl siding on any outbuilding so it matches the house. Every HOA writes its own rules, so get yours in writing, including any color requirement, and bring it to the call. We will check the building against it before you order. The vinyl lean-tos use vinyl siding in place of the engineered lap siding listed in the specification below.

Placing a lean-to

Measure the spot, then add room to open the doors and step inside. The doors on the 6x8 and 6x12 sit on the side, so that side needs to face open ground. On the 8x12 the doors sit on the tall 12-foot wall, so that wall faces your path. Check your local setback before you settle on a spot. Many towns set a minimum distance from the property line even for a small building, and some have separate rules for a building close to the house.

For a lean-to with more glass and room to work, the studio uses the same single-slope roof at 10x16 and 10x20. For more storage in a gable shape, the utility shed starts at 8x8.

Delivery

Delivery is free within 50 miles of a display lot, and past that the added charge is quoted before you buy. Before delivery we can send you a link to record a video walk of your property, so the delivery team can see the route, any fence or tight turn, and the spot. The crew levels the building and sets it where you want it.

Paying for it

Cash, check, ACH or a major credit card works for the deposit or the full purchase. Rent-to-own is the common path for a building at this price, with no credit check, no early-payoff penalty and a 12-month same-as-cash window. Traditional financing is available through partners like J Money Finance, and the financing application is on the site.

Warranty

Written coverage runs from the delivery date: five years of no-hassle coverage on everything, plus the component terms in the specification section below. Read that table before you order and bring any question about it to the call.

Standard specification

What every building includes

The same structure sits under all of it. These are not upgrades and they are not options. They are what the building is, before you have chosen a single thing.

Floor system
Treated 4x6 notched skids with the joists recessed into the skid, decked in 3/4" tongue-and-groove engineered flooring. The notch is what lets a building get moved later without racking the floor.
Framing
2x4 framed walls, ground-contact treated lumber through the entire floor system.
Siding and trim
Engineered lap siding with a shiplap edge, treated against fungal decay and termites and carrying a 50-year limited warranty.
Roof
7/16" OSB decking under the shingles, an aluminum drip edge on the eaves, and a vented ridge so heat and condensation leave at the peak.
Doors
Two adjustable tension rods per door to hold it true as the building ages, three heavy 6" hinges on the larger doors, and an aluminum threshold plate.
Fasteners
Ring-shank coated nails through the sidewalls, which hold as the wood swells and contracts through a season.

Questions

What buyers ask before they order

What is the difference between the wood and the vinyl lean-tos?

The siding and the sizes. The wood lean-tos come in 6x8, 6x12 and 8x12 with engineered lap siding. The vinyl lean-tos come in 5x7, 5x8, 5x10 and 5x12 and are built in vinyl siding for HOA approval.

Which lean-to is the smallest?

The 5x7 vinyl lean-to with a single door, at 35 square feet and $3,100.

Which lean-tos have windows?

The wood 6x12 has one 24x36 window beside its double side doors. The wood 8x12 has two 10x30 transom windows above its doors.

Where are the doors on the 8x12?

Centered on the tall 12-foot wall: a pair of doors with a 68-inch opening, with the two transom windows above them.

Will a vinyl lean-to pass my HOA?

It is built in vinyl siding for HOA approval, but every HOA writes its own rules. Get the rules in writing and bring them to the call so we can check the building against them before you order.

Can I put it right against my house or fence?

Check your local setback rules first. Many towns set a minimum distance from the property line, and some have separate rules for a building close to the house.
